Please click on "Show more." • Guests must be over 26 unless they are part of a family unit. Verification may be required. • No smoking or vaping is allowed, including in the game room. • 4 cars maximum allowed in the driveway. No trailers allowed. Do not block the neighbors' driveway. • Must observe QUIET HOURS 10 PM - 7 AM • Pets are allowed for an additional pet fee. No pet poop or pee on the turf. Our insurance provider does not accept certain breeds. Please inquire before booking. • We offer the option to heat the pool and spa for $30/day. Please note: Pool and spa heat must be added for the entire stay—we’re unable to activate it for single days only. By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay. No dogs left home alone unless crated. Please clean up after your pet. No pets are allowed on the furniture or in the pool. • For your peace of mind, surveillance cameras are in the driveway, side gates, and front door. There are no inside cameras. • The house is equipped with noise monitors inside and outside. These devices do not record voice or conversation but only monitor noise (decibel) levels. • We are in a very nice residential neighborhood with great neighbors. Please be respectful. • Please note that we require all guests to sign the Rental Agreement and fill out a check-in form before their arrival. • Our property is near the Bradenton Country Club, a safe and quiet residential neighborhood. We intend our vacation home to be used as a peaceful getaway. Please keep noise at a reasonable level at all times. Excessive children screaming or loud music (day or night) disturbs our neighbors greatly. Our backyard is not suitable for guests who plan to invite a lot of visitors or have noisy gatherings in the backyard. We have a strict NO PARTY policy. We value our community and strictly enforce the neighborhood noise restrictions, day and night. • Our pool is heated up to 86 degrees generally from November through April. On colder days (< 70 degrees), our pool may not reach set temperature as the electric pool heaters rely on ambient air. Most heat pumps do not function when outside temperature is less than 55 degrees. Please observe the following pool rules: ◼Do not leave children unattended outside ◼ No excessive yelling or screaming ◼No glass, or anything breakable in or around the pool ◼Swim at your own risk. This is a private home and there is no lifeguard ◼No diving • Please do not use indoor fireplace. Rather, enjoy the outdoor firepit by the gazebo. We do supply propane gas for the firepit and grill, but if it rains out it may take up to 24h for us to deliver a new one. Guests are welcome to exchange the propane, and we will reimburse you for the cost. • When using the outdoor BBQ grill, please shut off propane after each use and clean grill after each use if possible. We do our best to maintain the quality of our property by taking care of it inside and out. While we have our weekly maintenance crew to come before guests arrive, sometimes, something will need attention after your arrival. Occasionally, you might see our lawncare, pool, pest, and pond maintenance vendors on the property. Our property is a privately owned home, and therefore sometimes appliances or household systems (HVAC, Plumbing, WIFI, etc.) may unexpectedly malfunction. While we will do everything in our power to address any functionality issues as quickly as possible, we cannot offer refunds- full or partial, cancellations or alternate accommodations unless the property is deemed uninhabitable. Please also note Florida is a buggy state. Our home is professionally sprayed quarterly to control endemic insects. However, please understand it is not possible to get rid of all bugs inside or outside. We strongly encourage our guests to purchase travel insurance as it provides the peace of mind and financial protection in case unexpected events occur. Unfortunately, we do not process refunds outside of the cancellation policy. LIABILITY & WEATHER POLICY: We are not responsible for events beyond our control, such as inclement weather, storms, and evacuations, and strongly recommend purchasing travel insurance for added peace of mind (e.g., Red Sky Travel Insurance, Square Mouth, etc.). To ensure a comfortable and enjoyable stay for everyone, we have outlined a few house rules below. We kindly ask that you review and adhere to these guidelines during your stay. Thank you for your understanding and cooperation. Here are a few things to be aware of: 1. Check-In/Check-Out Times • Check-in time: 4:00 PM • Check-out time: 10:00 AM Note: Early check-in and late check-out are possible but subject to approval, depending on availability and the schedule of our cleaners. If there is no same-day check-in, the same conditions apply for late check-out. 2. Rental Agreement As stated in our listing, we require all guests to sign a rental agreement before check-in to ensure a clear understanding of our policies and expectations. This helps us provide a safe and pleasant experience for all guests. A link to the rental agreement will be sent to you shortly for review and signature at your convenience. 3. No Smoking No drugs or smoking: Absolutely no drugs are allowed on the property, including marijuana. Smoking cigarettes or e-cigarettes is strictly prohibited indoors, including in the garage. 4. Pets Pets are welcome but must be approved before the check-in date. They are allowed on a case-by-case basis for a non-refundable $175⁣⁣⁣⁣⁣⁣⁣ pet rent fee. • Pets must be fully house-trained. • No pets are allowed on the furniture or in the pool. • Pets must be kenneled or crated if left alone at the property. • When outside the property, pets must be kept on a leash (no more than 10 ft in length). • Clean up and pick up after your pets. Please ensure there is no dog poop or urine stains in the home or backyard. Note: An additional pet cleaning fee may be taken from the security deposit if excessive cleaning is needed due to pet hair on furniture, or if evidence of urine or pet feces is found inside the home or in the backyard. 5. Noise and Respect for Neighbors • Quiet hours: There is a city ordinance for quiet hours from 10:00 PM until 8:00 AM. During quiet hours, no music should be played outdoors in the pool or lanai area. Outdoor speaking should be kept at low volumes or moved indoors. • During the day, please keep noise at a reasonable level. • Loud music or music with profanity is not allowed outdoors, out of respect for neighboring families and children. • The house is equipped with a noise monitoring device. If the noise level exceeds the set threshold, it will emit a beep and flash. You will also receive an automated courtesy text message on your mobile phone. This system is active only during your stay. Please respect the designated quiet hours! Note: If we receive complaints or if the police are called, we reserve the right to charge a fee up to $1,000 and/or terminate the rental agreement with no refund for any portion of your reservation. The house is equipped with a noise meter. If the noise exceeds the threshold, it will beep and flash, and you will receive an automated courtesy text message. 6. Parties and Events • Parties and drug activity will result in immediate eviction with no refund. We have zero tolerance for this behavior. • No noisy or rowdy parties are allowed. The home is located in a peaceful residential neighborhood, and we ask that you respect that. 7. Pool Heater & Hot Tub • The pool heater is not turned on by default. Please inform us in advance if you would like the pool heated. • A heated pool is optional but recommended from October to May due to cooler water temperatures. • The cost for heating the pool is $30 per day or $150 per week. • Please notify us as early as possible, as it may take 24 to 48 hours to heat the pool. • The hot tub operates on a timer and will automatically shut off after 2 hours. This is to prevent guests from forgetting to turn it off. Note: The pool heating system will automatically turn off the hot tub to ensure the system operates efficiently. Pool Temperature: • From November through April, the pool is heated up to 85°F. • On colder days (temperatures below 70°F), the pool may not reach the set temperature, as electric pool heaters rely on ambient air. • Most electric heat pumps in Florida require temperatures above 55°F to operate properly. 8. Pool Use Policy – Loungers and Chairs • To preserve the integrity of the pool surface, no chairs, loungers, or any furniture are allowed inside the pool. • The loungers are heavy and placing them in the water can cause serious damage to the PebbleTec surface, which is costly to repair. • We ask all guests to respect this rule to ensure the pool remains in excellent condition for all to enjoy. Thank you! 9. Guest Limit • The number of guests on the property will not exceed the number of guests listed in the reservation. If an adjustment is needed, please contact us in advance. • The minimum renter age is 26 for everyone in the booking group unless accompanied by parents. 10. Cleaning and Trash • Trash cans are located outside, either on the side of the garage or along the side of the house. • Our service staff collects the full trash cans on Sunday and Wednesday evenings. After they've been collected, guests are asked to bring in the emptied cans. 11. Damage or Loss • Guests are responsible for any damage or loss that occurs during their stay. If damage occurs, please notify us immediately and provide a description of the issue with photos for assessment. • You may be charged for repairs or replacements if damage is caused during your stay. 12. Parking • Parking is limited to 4 vehicles, and all vehicles must fit in the driveway. • Street parking is not permitted. Please ensure all vehicles are parked within the designated area.
